Overview

Hale Village is a multi-award winning urban village with sustainability and community at its heart. Situated in the centre of Tottenham Hale, it is a model for mixed-use communities. Its facilities, distinctive architecture, social infrastructure and environmental standing create a new generation of eco-district.

Described as somewhere that “could be the envy of any major European city”, Hale Village has become a desirable new area for London and a catalyst for the regeneration of Tottenham Hale.

Collaborative working

Hale Village was delivered through successful collaboration, over 8 years, with the Greater London Authority, Transport for London, the Environment Agency, Haringey Council, Newlon Housing Trust, Unite Group and Belway Homes.

Community infrastructure

We’ve set a new standard of social infrastructure with a mix of retail, leisure, health and community facilities in Hale Village. It includes a new GP surgery for the Borough, enabling 7,000 residents to access primary care services, The Engine Room Community Centre and St Francis Church – the first Anglican Church to be built in London for 40 years.

The Village has an on-site Priest Missioner and dedicated community workers running events, activities and supporting local people in practical ways.

Design

Working with some of the world’s best architects and designers, Hale Village was inspired by the world acclaimed re-development of Hammarby, a waterside district of Sweden’s capital Stockholm.Design features include the scale and rhythm of the blocks, varied claddings and widespread use of floor to ceiling windows. Plus every unit, including our affordable flats, has a balcony.

Sustainability

Sustainability has been at the heart of Hale Village since plans were first drawn. Residential properties are Code 4 and Breeam Standard of Excellence, resulting in a 43% cent carbon reduction. Two biomass boilers, fuelled by recycled woodchip, provide heating and hot water for the entire development. This £5 million facility means we far exceed London Plan requirements for 10% carbon saving from renewable energy sources. We also harvest rainwater for plant watering and have suds tanks to recycle water. Our green principles also extend to the roof space, of which almost 80% are green, including a roof terrace with allotment space. Generous green spaces are at ground level too, and a former culvert has been planted to create an Eco Park connecting to the Lee Valley Regional Park. We’ve created wildlife corridors to protect the local habitat and the extensive planting, where possible, is native to Haringey. We are also planning to open up access through the village to Walthamstow Wetlands.
